Acquisition Criteria

During the peak of the real estate cycle in 2006 and 2007, KRG monetized profits as a net seller of assets. Since then, KRG has shifted investment strategies.


Currently KRG is searching for acquisitions as well as joint ventures with select operating partners for the following property types:



  1. Multifamily/Apartments:
    1. Location: primary and secondary markets within Southeastern U.S.
    2. Size: 120 to 250 units.
    3. Asset Class: B- to A-
    4. Type: market rate or affordable/subsidized
    5. Investment Play: Particularly interested in, but not limited to, assets that are currently under-managed, have upside potential, lender-owned situations or have an impending balloon payment, as well as outlier properties within the context of an institutional seller.


      1. Commercial:
        1. Location: Metro Atlanta or other primary markets in Southeast as well as Denver
        2. Type: Office, Industrial, Retail
        3. Class: B to A-
        4. Investment Play:
          1. Value add
          2. Rescue capital for property in challenging financial structure
          3. Outlier property within context of an institutional situation
